Where to Stay in Tulum: Aldea Zama, La Veleta, Region 15, Downtown or the Beach?
Choosing where to stay in Tulum? Compare Tulum's best neighborhoods for vacation rentals, from walkable downtown to jungle villas and the beach zone, to find the right fit for your trip.
Tulum is spread out, and the neighborhood you pick shapes your whole trip: how you get around, how quiet your nights are and how far you are from the beach. Here is a simple guide to the main areas where vacation rentals are found.
Downtown (Tulum Centro)
The original town along the main avenue, full of taquerías, cafés, bars and shops.
- Best for: budget-conscious travelers and anyone who wants to walk to dinner.
- Keep in mind: livelier and noisier at night. The beach is about 10 minutes by car or bike.
Aldea Zama
A planned, modern neighborhood between downtown and the beach, with paved streets, bike paths and many gated condo buildings with pools and gyms.
- Best for: families, couples and first-time visitors who want comfort and security close to both town and the beach.
- Keep in mind: some buildings are still under construction nearby.
La Veleta
A leafy, bohemian area just south of downtown, with independent restaurants, yoga studios and jungle-style condos.
- Best for: longer stays, remote workers and anyone who loves Tulum's laid-back side.
- Keep in mind: a few streets are still unpaved, so a bike or taxi is handy.
Region 15 and the north side
Quieter residential areas north of the center, with newer condos, many with cenotes, rooftop pools and coworking spaces in the building.
- Best for: good value, longer stays and guests who want quiet nights.
- Keep in mind: you will want a bike, scooter or taxi to reach the beach.
The jungle (outside town)
Private villas and villa communities set in the jungle along the road toward Cobá or the outskirts of town, often with large private pools and on-site concierge or shuttle service.
- Best for: groups, celebrations and anyone who wants space and privacy.
- Keep in mind: you will need a car or a shuttle to get to town. Our guests love villas that include transport.
The beach zone (Zona Hotelera)
The famous strip of boutique hotels and beach clubs along the coast road.
- Best for: a splurge, with sand at your door.
- Keep in mind: the most expensive area, with limited parking and heavy traffic on weekends.
